Correcting Crawl Space Conditions: Interview with an Expert

Q: What risks are associated with crawl spaces?

A: Multiple concerns can stem from crawl spaces. One of the biggest issues is moisture content, which can lead to mold and mildew growth. Multiple factors can be attributed to moisture content like high humidity created by regional climate, temperature differences, between the soil of the crawl space, and the temperature of the home creating humidity condensing on the surfaces, and groundwater seepage from hydrostatic pressure.

If the moisture is unmanaged, it can cause structure issues by softening the wood and compromising the integrity of the floor joists or main beam. Once the foundation is impacted, it will affect the floors above causing damage to the foundation and interior walls. These symptoms include drywall cracks, windows and doors sticking, and sagging floors that may even bounce from weight simply walking across the floor.

Another concern is radon exposure. Radon is a natural gas that comes from the soil and can enter the home through the exposed soil in a crawl space. Radon is the second leading cause of lung cancer and can be attributed to about 21,000 deaths per year.

Q: What Are the Signs/Symptoms of an Unhealthy Crawl Space?

A: One of the first signs of an unhealthy crawl space is structural issues. For example, when the floor sags that is a sign that the wood is starting to get soft due to moisture content. Additionally, homeowners may experience a slight musty odor. This smell is from moisture wicking into the wood, causing the wood to rot and potentially mold or mildew. Homeowners may even find standing water from groundwater seepage, which is a clear indicator of issues. As for radon, the only way to know the risk is to test for it.

Q: Why Should I Care About My Crawl Space?

A: Between the two major concerns, health and structural risk, all homeowners should be aware of the conditions of their crawl space. About 50% of the air homeowners breathe is from the floor below. If the crawl space has mold or mildew, the homeowner is partially breathing that in. Additionally, if that water is not addressed, it's only going to damage your foundation and cause the weakening of the floor joists and main beam. This will cause the floor to sag and interior structure damage to where it cannot support the weight of the home. Pending the results of the radon test, the EPA would recommend a mitigation system to reduce health risks.

Q: What If I Don't Address My Crawl Space?

A: If the homeowner doesn't address their crawl space, it increases the risk of health or structural concerns. Eventually, the moisture content within your crawl space will affect your floor joists and main beam. When the supports weaken, soften, or begin to rot and crumble, it can lead to sagging floors, drywall cracks, and other interior damage.

Furthermore, doors and windows will stick to the interior, and they won't be able to support the interior of the home. Prolonged exposure to mold, mildew, or radon can increase health risks.

Q: What Are My Solution Options?

A: Addressing the root issue is essential. At American Waterworks, we recommend full crawl space encapsulation. This begins with Drainage Matting to channel water and air to our SmartPipe drainage system and sump pump. Next, TerraBlock insulation reduces energy loss and temperature differences between the soil and the home. CleanSpace vapor barrier prevents moisture from wicking through the soil, while Foamax insulation seals the exterior, capturing and redirecting moisture from foundation walls to the drainage system. This process protects the structure from rot and softening while supporting radon mitigation by directing radon gas out of the home.

American Waterworks offers supplemental support, SmartJacks, that hold up the interior floors and walls making them stronger and more stable.

Q: What Should I Expect from American Waterworks?

A: At American Waterworks, our team will begin with a thorough inspection. Our Design Specialist will inspect moisture levels and see what it will take to encapsulate the crawl space. Additionally, our team will examine the structure and foundation to identify any settlement issues and how they can be solved. For any project, American Waterworks will deliver a comprehensive solution tailored to your home's needs.
